Architectural Services

Keystone has the ability to offer a wide range of architectural services including but not limited to the following:

Conceptual Site Planning: Keystone can work with the Owner’s site engineer to help orient a new building for the maximum “curb appeal”, maximize density, plan for firefighting apparatus, provide presentation drawings, etc.

Preliminary Services: Keystone can provide the field measuring of existing floor plans, furniture and building facades and can provide existing conditions drawings. Keystone can evaluate existing buildings for project feasibility.

Programming Services: Keystone can provide written description needs on which the design shall be based (room need and size, room adjacencies, electric requirements, etc.) .

Conceptual Design Services: With a program in hand Keystone can provide conceptual floor plans or space planning, code reviews and cost estimates. Keystone has the ability to provide hand sketches, hand renderings and computer renderings if needed to help its’ client to visualize design or if they’re needed for marketing purposes.

Design Development Services: Keystone can provide design development drawings while refining construction details and specifications.

Contract Document Services: Keystone can provide the construction documents needed to bid and construction the work.

Bidding Services: Keystone can represent the Owner and bid the construction documents to qualified contractors, answer their questions during bidding, and make recommendations for contract award.

Construction Phase Services: Keystone can provide observation of the construction in progress and act accordingly (provide reports, issue recommendations for payments, approve/reject work, etc.).

Punch List Services: Keystone can represent the Owner during the construction and completion of the project and monitor the contractor’s workmanship until the project’s completion.

Consultant Services: Keystone works with and coordinates with a number consulting engineers on an as needed basis (site engineering, soils engineering, structural engineering, HVAC, plumbing, electrical engineering, etc.). We can also coordinate with the Owner’s consulting engineer as the need may be.

Interior Design Services: Depending upon on type and complexity of the project Keystone can work with Owner’s to select interior finish materials and colors and/or coordinate with an interior design consultant.

LEED and Green Design Services: Keystone has been involved with a number of LEED and Green Buildings and can provide the guidance needed to provide this specialty design and construction.
